After 30 days in lockdown Aucklanders finally received some good news this week. Next week we are living in hope that Alert Level 3 will enable us to view homes for sale, list homes and get the necessary work done to properties allowing photography, gardens to be spruced up, windows to be cleaned and for purchasers and vendors to make their moves. We are fortunate that this access is available to the real estate industry, but it comes with precautions, and these have strict guidelines to ensure the spread of Covid 19 is prevented.

New Zealand is in the middle of a unique situation, and it is likely to be challenging for everyone involved in selling and buying property. Be kind and consider the needs of others when you’re communicating about a transaction.

To easily understand the unique challenges and advantages of Alert Level 3 in the Real Estate Industry there are a few simple guidelines for you and your real estate agent to follow.

  • A real estate agent can visit your property to provide you with an appraisal, provided all health requirements are met. Visits to your property must be limited to no more than two per day.

 

  • Private viewings to your property by potential buyers are permitted under Alert Level 3, with your written consent and provided all health requirements are met (if you have tenants, their consent is required).

 

  • Two visits or viewings per day are permitted to your property, whether from prospective buyers or professionals, and again these must meet all health requirements.

 

  • Visits to your property by professionals or tradespeople to support the real estate transaction process and to complete pre-sale conditions are allowed provided all health requirements are met. These professionals/ tradespeople are to practice social distancing and wear a face covering.

 

  • If your property is on the market, your real estate agent will create and display a NZ COVID Tracer app QR code at your property throughout the sales process and ensure that all visitors to the property wear a mask (if aged 12 years or over) and practice physical distance.

 

  • There are restrictions on travelling between alert level areas. This may mean some potential buyers may not be able to physically inspect your property in which a virtual open home would be recommended.

Listings are currently 30% down as a result of the lockdown, so the demand for listings is higher than ever. Prices are also expected to rise straight after lockdown due to demand.
